Hello!
We have basically finished the planning now. I’d be interested in your opinions.
I have attached the ground floor and first floor plans. The basement is pretty straightforward: fitness room, workshop, office, utility room.

A few points we have thought about for a while:

Open staircase.
We have seen this in real life and really like it. It opens up the spatial feeling a bit. The downside I see is noise transmission from the living/dining area to the children’s bedrooms/bedrooms. I think we can live with that, but we have planned it so that a drywall partition could still be added on the ground floor.

Main entrance facing north, carport on the south side.
The reason is this: originally, the carport was planned along the rear property line. However, I’m concerned about costs if the entire driveway needs to be paved. That would be nearly 200sqm (2,150 sqft). What would something like that cost? Also, fees are charged for sealed surfaces. Or does anyone have a practical idea?
We had also considered placing the main entrance on the east side, but then the hallway/utility room layout became unattractive.

Living room size
There are about 3.5 meters (11.5 feet) to the wall. We’ve arranged our living room furniture accordingly and think it’s sufficient. Otherwise, the planned wardrobe with floor-to-ceiling sliding doors in the entrance area would have to be removed.

The conservatory is not really a conservatory, but rather an enclosed terrace with glass sliding doors.

Alright, so more like this then?

By the way: The shower upstairs now has a glass partition to make the space look bigger. And the shower in the ground floor bathroom is now also walk-in.

I would probably attach the island at the bottom of the plan to the kitchen and omit the door between the kitchen and the storage room. This way, you get a free wall and have better access to the refrigerator, even via shorter routes 🙂

The dining table would probably feel too uncomfortable for me. Having the staircase fully in view and completely "exposed" in the middle of the room wouldn't really be my preference.

With a room depth of 427 cm (14 feet), it’s worth considering the possibilities of a true kitchen island. Also, keep in mind that a range hood installed in an open space with more than 10 m (33 feet) room width is exposed to many cross-drafts, which can reduce its effectiveness.

I didn’t scroll back through the previous posts, but a walk-in closet in the master bedroom area... how is that supposed to work?

Yes, I guess it’s really just a matter of personal taste :p

I’m probably more prone to feeling claustrophobic. I feel comfortable when there is space around me (and plenty of windows). In my opinion, the staircase is a focal point and is intentionally not hidden. We liked model homes best where the staircase went across the living areas, sort of like in a loft 🙄

And do newer buildings even have significant drafts anymore?
Some friends of mine have a large open-plan living/dining area with kitchen on almost 80m² (860 sq ft) on the ground floor, and they don’t have any negative experiences with it.

ah.. editing was no longer possible..

However, the floor plan is designed so that, if necessary, an additional wall could be added toward the stairwell.

I like open staircases. And this one isn’t actually that open.
But what I just noticed: try drawing a table in a standard size, then the room looks different.
