Hello everyone,

I have been quietly following the forum for some time and would like to thank you for the many helpful insights.

I would appreciate your feedback on our planned floor plan.

What do you particularly like? Why? Layout of the ground floor, orientation, kitchen possibly different
What do you not like? Still undecided whether the kitchen should be closed off with a sliding door or more open.
In the bathroom, a strip of windows on the eaves side between the bathtub and shower is planned.
Possibly an additional window in each children’s room on the eaves sides.

Price estimate according to architect/planner: 340,000 including incidental building costs
Personal price limit for the house, including fittings: 375,000
Preferred heating system: Air-to-water heat pump, possibly expandable with photovoltaic

A site plan would be great. Are children planned? I didn’t get that impression from the questionnaire, and then the two children's rooms would be poorly designed.

A U-shaped kitchen is not my preference at all, but that’s a matter of taste.

If there are children, do you really want the bedroom between both children's rooms? And the bedroom in the south, with Child 2 in the northwest, so the poor child only gets sunlight late in the afternoon?

Thank you for your response.
One child is planned.
The nursery will also have a southeast orientation.
Bedroom 2 will be used as a hobby or exercise room.

How would you optimize the layout?

A U-shaped kitchen probably won’t be included.
The kitchen design has not been finalized yet.

There isn’t much you can change here since the space isn’t as large as it appears.
You have to keep in mind that it will be a space-saving solution, which means there will be compromises—some that I would personally consider important.
For example, the poor access to the kitchen. Try drawing in actual furniture and you’ll see that the dining table and chairs will be in the way. Many rooms have a width of over 4 meters (13 feet), but yours as RBM is 3.85 meters (12.6 feet)... this doesn’t allow for generous circulation space; it’s rather cozy.
I would also find the secluded entrance under the carport bothersome, but it will work somehow. You just won’t have a brand-new car parked in front, but always a used one. The hallway won’t be very bright either...
I also prefer a short route from the kitchen to the terrace and back.

Do you have any exterior views? What type of roof is planned? If it were me, I would likely extend the house by 30cm (12 inches) for the price, move the entrance to the front, and create storage space upstairs—giving up the 50cm (20 inches) knee wall for that.

I also find the main entrance located past the car parking area uninviting and dark. I would position it near the current staircase.

I also find the 3.85 meters (12.6 feet) in the living room to be quite tight. We have 4.3 meters (14.1 feet), which I find comfortable. That way, there is still a bit of space to walk between the coffee table and the cabinet/TV.

Otherwise, I think the hallway is a bit narrow as well. Could the kitchen be made a bit narrower?

What exactly about this small house is supposed to cost €340,000? It is rather small overall; is the high extra cost due to the KfW 40+ standard?
