Dear everyone!

We are currently in the planning phase for our single-family house built to low-energy standards. We have concerns about thermal bridges, especially around the garage and balcony areas.

3.38 meters (11 feet) seems too narrow for a double bed in my opinion.
The dressing room feels a bit odd—especially compared to the luxurious wellness area upstairs.
I don’t understand the kitchen layout—where is the refrigerator planned? The sink and oven? I find this somewhat awkward.
An interior toilet under the stairs?! Does that even work?
The utility and storage rooms inside the house are only accessible from an exterior door?
The upstairs hallway might be a bit dark.
There is a lot of hallway space.
Elevations and site plan would be helpful.

Are you asking about thermal bridges or the floor plan? I think your architect or energy consultant should be able to help you with thermal bridges. Potentially, every window or patio door can be a thermal bridge.

However, several things stand out to me regarding the floor plan.
1. A bathroom under the stairs? Ouch, I hope you’re not too tall. That might feel a bit cramped.
2. The access to the utility room is inconvenient. Do you really want technicians to always enter through your bathroom or garage? And in winter, would you be comfortable walking through the garage in your pajamas to check or adjust the heating or reset a breaker?
3. The cloakroom area might get a bit tight if four people try to get dressed there at the same time.
4. The stairwell and upper hallway will be quite dark. Without artificial lighting, it won’t get much natural light during the day.

The kitchen is very awkwardly shaped due to the pantry. The access is also a bottleneck – I don’t think the layout helps with the waste of materials.
If the cabinet next to the countertop is opened sideways, there’s no room to get in, and having a patio door next to the stove might cause disturbances.

I like the floor plan. I would move in immediately, mainly because of the pool 😉
I would reconsider the exterior door in the bathroom. I’m not sure how private your property is—if not very private, it could be annoying. Also, having dirt from outside brought into the bathroom would bother me.

I believe that an architect should be consulted here, as they can precisely determine to what extent the wishes are actually feasible.
