First of all, may I ask whether this is supposed to be a building specification, or what exactly is your question regarding this?

Well, timber frame construction, you have to know if you want that!
- Clay roof tiles = nice 🙂
- Plastic-framed windows with triple-glazed insulated glass
(U-value: 0.8) = aha, is that the glass, the frame, or both?
- Electric aluminum blinds in living-dining room and kitchen = nowhere else?
- Plastic-coated window sills = what is that? Who wants those?
- Floor slab: wooden beams with screed topping (11cm (4.3 inches) insulation)
= unusual for new builds in my opinion... Edit: sorry, it’s a prefab house
- High-quality floor coverings: tiles (porcelain stoneware), linoleum, and vinyl
= Vinyl/linoleum high-quality?
- Interior doors: plastic-coated wooden doors (white)
= if wood, then wood—not with more chemicals layered on
- White wooden door frames = fits well with the plastic door
- Freestanding wooden staircase (beech, dark stained) = Well, you can live with that aesthetically—not really my taste
- Gas central heating (condensing technology) = heating system from yesterday
- Underfloor heating throughout the entire ground floor = nice, unfortunately only on the ground floor, probably not possible above due to ceiling construction
- Shower bathroom on ground floor, hallway and bathroom upstairs: heat recovery = is that a controlled ventilation system? Why not for the whole house?
- Fireplace connection (connections for water-based stove are available)= nice
- Ventilation system with heat recovery
- Hot water tank (750 liters (198 gallons)) = 750 liters??? Do you have that high a demand or many occupants?
- Solar system for heating and hot water = nice
