Hello everyone,

We have a newly built house and later noticed with regret that our facade is slightly uneven:

White two-story house front with dark windows and garden fence.

Exterior view of a house wall with window and door, gutter visible

According to the construction company, it is annoying but within the acceptable range and less than 1mm.

After consulting my lawyer, he said that the DIN 18202 standard allows a tolerance of 7mm (0.28 inches) over 2m (6.56 feet), and only between measurement points—that seems like a bad joke.

My facade looks unprofessional and poor, but it’s still within the standard???

What do you think about this? And yes, the final inspection has already taken place, but such work should not be handed over to a customer.

No reservation made for visible defects at handover

You can never emphasize the importance of noting reservations enough, but in this case it says

we have a new build and unfortunately discovered later

which leads me to interpret the situation as meaning that at the time of handover the defect (assuming it is one) was not known. In my opinion, Section 640 (2) of the German Building Code does not apply here, and the buyer retains the usual rights. IMHO.

With this lighting, every plaster surface will appear "uneven"; tradespeople are not precision mechanics!!!

Are you trying to convince yourself that your plaster is good? ... I think it looks terrible.
With us, you can’t see a single bump even in raking light.

I'm not usually a stickler for millimeters, but this is a bit too uneven. Karsten

Wow, that really looks terrible, and I haven’t seen anything like it in a new build before.

If this isn’t a defect, then I really don’t know what is. Time to call in an expert!

Thank you for the feedback. The expert is clear on the matter, but currently we have two problems: we have very little time left and additionally a financial double burden. At the moment, an expert who can easily cost 3000€ is unfortunately too expensive.

My lawyer (we have legal expense insurance) advised us to focus on the general building authority approval of the thermal insulation composite system.

Still, I find the tolerance of 7mm (0.28 inches) quite high, and even if my façade is within that tolerance, it still looks bad.
