We are currently at the initial stages of realizing our house construction project. We would like to have our house designed by an independent architect and then take the plans to a prefabricated timber frame house manufacturer. Is this even possible? If so, is there any experience on how the process usually works or whether it causes any issues? Can you approach any house builder with plans from an external architect?

You can even approach a house manufacturer with any personal sketch. Prefabricated house suppliers have long adapted to this; their catalogs now contain only proposals rather than fixed model types. However, it can be somewhat tricky to familiarize the architect with the builder’s construction methods. At the detailed level, there is so much reworking required that it is better to involve the architect only up to the preliminary design stage. At the level of construction drawings, they would essentially be working just to create waste paper.

You just need to clearly agree with the architect that they will handle service phases 1-4 (concept and building permit/planning permission application), and the prefab house manufacturer will take over from phase 5 onwards (detailed design). It’s also important to explicitly specify which tasks are included in phase 4 and which belong to phase 5. Although these are basically defined by the service phases, there is still some potential for disputes over who is responsible for certain details.

Some affordable builders offer only their standard house models, maybe allowing an extension or some interior wall changes within a house.
This is because the structural engineering is already calculated, which is why they can offer such competitive prices. That is the company’s concept.
However, there are plenty of builders who advertise custom designs.
Often they even employ a dedicated architect. Usually, a fully custom design is available for an additional cost of several thousand euros.
Bringing your own design is usually welcome there – why not.
But a phone call is definitely the best way to clarify the process. Every company handles this differently 🙂
