Hi everyone,

So far, I have been quietly reading in the house building forum, but now I have a question myself, so I decided to join the community.

We currently live in my parents’ house on the upper floor of a single-family house. Since we now need more space, we are planning an extension/house addition to the existing house.
The extension should create a separate apartment with its own front door and a living area of about 110 m² (1,184 sq ft).

I would like to hear some ideas and suggestions from you, and whether this is even feasible!
Attached are some photos of the existing single-family house.

I know that an architect is needed for the planning – but before I hire one, I need to have a rough idea of what I want.

Your main point of contact for such preliminary considerations is always the architect, who assesses the existing conditions, takes into account the requirements and restrictions from building and planning regulations in this situation, integrates your family situation (space requirements, floor plan relationships), and last but not least, considers the available budget.

What you would like and what is realistically achievable in your situation is developed together with the architect in a preliminary design. Unfortunately, it is impossible to assess, based only on your nice photos, whether and what you are allowed to build on the property. There may be a building window, building lines, building boundaries, or a fully utilized buildability of the site (site coverage ratio/floor area ratio) that could cause your project to fail from the outset. All of this should be reviewed expertly at the beginning before your new build dreams become too specific.

See if you can find an architect whose style appeals to you and arrange a - free - initial consultation. Bring the existing plans and the property file and check in advance with the building authority whether a development plan (building permit/planning permission) exists for your area or if there are specific design regulations. You can briefly explain your project at the building authority’s citizen advisory service and have the legal situation explained to you. After that, you can better assess your options realistically. The forum will not be able to help you with this.
