Hello,

We are currently having a townhouse built by a reputable and professional developer. There are additional houses planned in this construction phase. I am wondering if it would be advisable to hire an expert for the final inspection. If so, what would be a reasonable price and where can I find one?

Best regards

The flooring is not included in the purchase agreement and is to be installed by us after the handover of the keys. Do you have any recommendations on where I could find an expert/inspector?

Yellow Pages are also available online.

You really don’t want to name the project? – I don’t know any that leave a bare screed on the ground floor.

As I said, expert for what exact "scope of inspection"? – As a buyer, you are usually not involved in the final inspection ("handover")!

Why do you insist on knowing the project details? And yes, there are indeed houses from developers where the flooring is the buyer’s own responsibility. I am quite surprised that you haven’t come across such projects before.

And yes, there are definitely houses from developers where the floor covering must be installed by the buyer as a self-performed task.

This is actually standard practice in the upper floors, but only there: ground floor with underfloor heating and finished floor covering (not optional, and only selectable from the catalog), upper floor and attic floor with floor covering provided by the builder and no underfloor heating.
