Good day. I have been browsing this forum for some time. My wife and I have been comparing offers from prefabricated house manufacturers, architects, and general contractors for nearly six months. Recently, my wife came across a company called Raux, which is located very close by.

When we looked at the houses and the quoted prices, I became a bit suspicious (very inexpensive). Here is the construction and service description. Does this seem accurate, or would we end up paying more later?

Price including basement, excluding painting and flooring work: €198,000 (approx. $213,000)

Can this really be correct?

Depending on the floor construction, you have a relatively low clear ceiling height there.
I don’t quite understand mixing aerated concrete and calcium silicate bricks on the inside – is that common practice?
Is 10 cm (4 inches) of external thermal insulation composite system (ETICS) on calcium silicate bricks sufficient? The U-value suggests rather not.

Use the conversation with the company to ask about possible options that would incur additional costs. The 198,000 is just a base price for the minimum specification; you will likely need to add quite a bit to reach your ideal house. However, if the other quotes you have received start at 250,000 and here you would only pay 230,000, it is still worth it. Asking questions doesn’t cost anything at first. Good luck!
