We are currently planning to purchase an apartment off-plan. Everything fits our needs except we are unsure how the front building will affect our view. The apartment is not a bargain but is located in the best area of the town.
The apartment floor level is at 475.90 m (1561 ft) above sea level. The front building has a flat roof with a height of 476.20 m (1563 ft) above sea level, meaning the top of the roof is 30 cm (12 inches) higher than the apartment floor. The distance between the buildings is about 23 m (75 ft).
Does anyone have experience with how this looks visually? In other words, with this setup, does it feel like you are staring directly at the front building, or is it not disturbing since the eye level (both standing and sitting) would be above 476.20 m?

…does the mentioned flat roof now cover the entire panoramic area below you? I mean, is there nothing else to catch the eye there? I think this is a bit overemphasized here: people usually look up or straight ahead, if anything at all.
You can easily sketch this in a section drawing: you don’t even need exact height measurements for this—just align your finished floor with the roof and draw a section including a window. And where is your little stick figure looking? -> draw a viewing cone 🙂

The height includes the floor thickness.
The window extends down to the floor; the railing serves as fall protection. There is no balcony in front of it.
Since the building is located on a hillside, the rolling hills can still be seen in the background, even though the flat roof of the front building obstructs the downhill view. Would that be a “no-go” for you?
