$180,000 for such a large house with bay windows, dormers, and your additional custom requests? That’s not realistic. If you had skimmed through this forum for just 10 minutes, you would already know how much a house and property actually cost.

Do you already have a plot of land? With a soil survey? ... You should increase the allowance for additional building costs; €20,000 is too low. Here, €35,000 is a more realistic estimate.
Does the land already have paving, lawn, and trees? No? Then you’ll need to set aside an extra amount for that as well. €10,000 can easily be spent on these.

I believe your budget expectations are the reason why you are not being taken seriously.

The plot of land is already available. Landscaping and similar work are not planned immediately since it only concerns the area around the house, and the existing trees and plants on the property are meant to remain. Only the leftover debris from construction would need to be cleaned up, and new grass planted.

I have read a lot in this forum, which is also the reason why I posted, as I couldn’t fully find answers to our questions.

A dormer is not planned.

However, I will reconsider the additional costs and revise my list.

We approached the providers with these budget expectations, which they could have also said were unrealistic.

The amount of work we can do ourselves is limited, as we both work full-time. It would only be painting, tiling, the remaining floor covering work, and interior doors. Realistically, we wouldn’t be able to manage more than that.
