Hello everyone,
My husband and I, together with a couple of friends, have purchased a plot of land in the northern part of Hamburg and are now looking for a suitable construction company, currently focusing mainly on solid (masonry) houses, to build two single-family homes of about 140/150m2 (1500/1600 sq ft) including basements. It is particularly important to us that the construction company is reliable and that the building process runs as smoothly and stress-free as possible, without significant additional costs. In terms of price, we see ourselves more in the upper mid-range— for example, we have already found out that companies like Breyer and Seck are too expensive. At the same time, we have a few requirements that are not "exotic" but may deviate somewhat from the absolute standard, such as larger window fronts. Based on our research, companies that interest us include Mittelstädt, GFG, Team Massivhaus, Virtus Massivhaus, Kagebau, and Eco Systemhaus.
With Eco Systemhaus, we currently feel that a lot of coordination is required from our side during the preliminary work and excavation phase, but otherwise they seem quite good.
GFG usually builds higher-end architect-designed homes but is currently offering an anniversary house that would suit us quite well. We find the provider quite good in personal conversations, but we are somewhat put off by the few reviews. All are positive on Google, but when looking further in business directories, there are some negative ones (which presumably cannot be easily removed there?), and we found nothing here in the forum.
Kagebau has been recommended to us personally by two different people, but when browsing this forum there are also some disastrous construction site reports...
Mittelstädt currently appears to be the most positively reviewed and researched, though a personal meeting is still pending.
We cannot yet assess Team Massivhaus and Virtus Massivhaus at all.
Now to the questions:
1. Are there anyone here in the forum who have experience with the aforementioned companies and would like to share it?
2. Have we missed any good providers in the Hamburg area in the above research?
3. We basically want to build with solid construction unless there are significant cost advantages. We currently assume that costs are similar if the same quality is desired. Is that correct?
Thank you in advance and best regards :-)

What does TöMei stand for? We haven’t contacted all the companies yet and have mainly done a lot of (online) research so far.... ypg schrieb:
Tönjes & Meichsner, TM-Bau, as far as I know near Oldenburg or Bremen, they build regionally, I don’t think Hamburg is within their area. I already mentioned that they don’t go that far. You’ve researched more candidates than necessary; it’s better not to contact so many.

Viebrockhaus and Breyer & Seck have different company philosophies, so they are not really comparable. However, I doubt that the build quality differs that much. The difference lies in the uniqueness of the latter, meaning a pure architect-designed house. The philosophies probably differ more than the price ranges; Viebrockhaus will not be “cheaper.” By the way, they also build custom designs (though I would prefer to deviate only slightly from their standard construction specifications).

The plot will be divided according to condominium law and two single-family homes will be built on it. We have read the forum entries about the companies, but there is not much information here about some, for example Mittelstädt or GfG. Based on initial talks, Mittelstädt is our favorite, as those first discussions went very well and they were the only ones really prepared for the meetings and everything on site seemed very well organized. So far, we have only heard positive feedback about that company, which is not the case for all the others. Therefore, it’s interesting if anyone has different experiences... The recommended general contractors are rarely mentioned in forums because they operate within a limited regional area. Viebrockhaus is also not nationwide, but rather active in many regions. Are the two single-family homes going to be detached, and will both follow the same floor plan or be “fraternal twins”? — are you looking for a joint (shell construction) general contractor?

Are you looking for two detached single-family homes with the same base design or like fraternal twins? Are you searching for a single (shell construction) general contractor? They will be two detached single-family homes designed as fraternal twins. However, we definitely want to agree on one provider and are curious if anyone has experience with how much negotiation room there typically is in such a case.
If the two houses do not share any structural connection, hiring the same general contractor is only procedurally advantageous if the plots are located one behind the other with access from the rear. Otherwise, there are some synergy effects, such as sharing the crane and the portable toilet. A volume discount for two single-family homes is a joke that the contractor is already familiar with: we're talking about very little savings (roughly equivalent to a small amount) here. Anyone offering a significant discount would probably be in need of business.
