Hello everyone,

Is it true that utility connections must be removed back to the street during a house demolition? What exactly is the procedure if I want to demolish an existing house, what do I need to consider, and how much time does the whole process usually take?

Where do I need to submit which applications, and how long does it take until the connections are disconnected and removed?

In Bavaria, no demolition was necessary.

I think that doesn’t make sense, especially if the demolition is carried out in order to clear the building plot for a replacement building and therefore the disconnection is only temporary. In that case, a shut-off valve before the current building entry should be sufficient.

As mentioned before, we have just gone through this process.
We demolished and rebuilt almost in the same location.
Gas: The supply was disconnected at the street; pipes remained on the property where they didn’t cause any issues. They would have needed 8 weeks’ notice, but only after many requests from me was it done faster.
Electricity: There was a shared line with the neighbor running through an adjacent lot. We were disconnected, and cables were left where they didn’t interfere. New cables were laid after the rebuild. The disconnection was quick and required little lead time.
Water: Once the water utility located the pipes (there were no drawings), the connection was temporarily shut off and reconnected to the old pipes after the rebuild. This was always handled promptly.
Sewage: We separated the line about 2 m (6.5 feet) from the house ourselves and reconnected it there after the rebuild. We coordinated with the general contractor on where the main sewage pipe should exit the house.

@motorradsilke Thank you for your explanations. Did you have to apply for the disconnection of electricity, gas, etc. centrally at the authorities or directly with the respective provider? In other words, a lead time of 2 months should be sufficient.
