ᐅ Shell home – Is the price for the mentioned service acceptable?

Hello everyone,

Next year we plan to build our own home and have been dealing with several construction companies for a while. Now we feel comfortable with one company.

We have just received the final offer and are not entirely sure if everything is okay.

Maybe you could take a look and let us know if anything seems off, we would appreciate it…

Now, about the house:

It will be a shell house including the following:

included:
- house design/structural engineering/building permit/planning execution/thermal protection, etc.
- the house completely without a basement, including earthworks – wastewater pipe 0.5 meters (20 inches) outside the building structure
- house size: 130 square meters (1400 square feet) of usable area and 118 square meters (1270 square feet) of living space
- construction method:
- exterior and interior masonry using Ytong aerated concrete blocks
- standard 1.5-story house with 3 gables (dormer gables)
- collar beam roof with 42° pitch including roofing/roofing accessories and underlay membrane
- beams and rafters planed and chamfered to remain visible
- rafters 24 centimeters (9.5 inches) deep for increased insulation
- roof overhangs at gable and eaves of 60 centimeters (24 inches) each
- 2 large roof windows
- Bayerwald triple-glazed windows with a U-value of 0.6, 80 millimeters (3 inches) frame depth, 7 insulated chambers – colored on the outside, white on the inside
- Bayerwald aluminum front door with sidelight, externally flush-mounted – same color as windows
- complete interior plastering (cement plaster in tiled areas, gypsum plaster with Q2 finish in other areas)
- interior and exterior window sills made of granite or stone
- external chimney (Schiedel) including roof access hatch and steps
- manual roller shutters on all windows
- plaster reveals on all windows and front door on three sides
- including site setup (portable toilet, debris container, scaffolding, construction access road)
- blower door test

This is only a rough summary from the construction specifications but covers the main points.

The house will be built in Saxony, and the cost is 107,000 EUR. As mentioned, this price is for the shell house only, excluding connection fees and so on.

Is this price realistic, too low, or too high? The construction company is a small firm building a maximum of 10 houses per year. We find this more appealing...

I would appreciate a brief assessment…

Hello andywin,

Your post is a while ago now. Did you complete your construction project using windows and doors from BAyerwald, and what has been your experience with them?
