ᐅ Excessive Electricity Consumption in Single-Family Home Construction – Experiences

Hello everyone,

I built a single-family house with a general contractor, and according to the construction contract, I am responsible for the electricity costs during the building phase. After about 9 months of construction, a staggering 25,000 kWh were consumed. This corresponds to approximately €8,000 in electricity costs. In my opinion, the main drivers were the heating program for the screed as well as various heaters and drying devices that were used in the house for some time.

I wanted the general contractor to cover part of the electricity costs (€4,000), but unfortunately, they are unwilling to negotiate and refer to the contract. My logical argument would be that, as a layperson, I would expect a usual electricity consumption or costs for a single-family house to average between €2,500 and €3,500, depending on the season and other factors.

Has anyone had a similar experience or any suggestions on how to get the general contractor to share 50% of the costs?

This height cannot be explained. It should be reconstructed.
The general contractor (GC) is no longer involved. According to the contract, the electricity costs must be covered by the client.

Is it possible to have the electricity meter checked? It would probably be worth the few extra dollars.

Can you rule out electricity theft?

We now have 7,600 kWh on the construction power meter. Before my heating phase started, the meter reading was about 3,000 kWh. At that time, only I was using the construction power meter; the neighbor already had their own house electricity. We agreed to run our heating program for another two weeks, then record the meter reading and split the costs until then (since the neighbor was still using construction power for their heating program during that time).

This should result in about 3,900 kWh being divided from when I was the sole user.

So, 1,950 + 3,700 = 5,650 kWh for me alone over the entire construction period so far of 13 months. This includes screed functional heating and drying heating with a mobile heater, then fan heaters and infrared panels for 8 weeks, and now again the mobile heater for one week.

I’m really fed up—if I imagine having four times this amount, I’d be very upset too. Although, it’s still not completely finished…

Who was responsible for the temporary construction power? Your electrician?
