Uwehalbig20 Dec 2019 20:50Good evening.
We have a problem with the district authority. The city approved our plan, but now the district authority is raising objections.
Does anyone have experience with exceptions regarding knee walls?
We want to build 2 full stories with an open roof structure. As mentioned, the city has approved it, but now the district authority says the knee wall height is limited to 1.60 meters (5.25 feet). At 1.60 meters (5.25 feet), I can’t install windows in the wall.
I don’t really want to change my plan again.
Maybe someone has an idea how I could still get approval.
Thank you very much.

We want to build two full stories with an open roof truss. As I said, the city approved it, but now the district office says we can only go up to 1.60 m (5 ft 3 in). But at 1.6 m (5 ft 3 in), I can’t fit any windows into the wall. With an open roof underside, I honestly don’t see any problem combining eaves-side windows with double casement windows.

Maybe someone has an idea how I could still get approval. Christmas is just around the corner—I don’t want to give false hope to someone I don’t know personally. Common practice is that the district office follows the municipality’s recommendation; unfortunately, if it doesn’t, there are usually reasons behind this that are rarely resolved outside of court. Within the two years until then, construction costs will probably rise more than another round of planning would cost you.

Uwehalbig20 Dec 2019 22:37Hello ... unfortunately, I can hardly say anything about that either, but would knee wall windows be an option for you? These can be just as wide as the currently planned windows but have a lower height.
Otherwise, very nice house you have planned! May I ask, out of interest, what building costs you are expecting?
Best regards
