Hello,

I have been following the forum for a while and am now at the stage of building myself.

I am curious how experienced home builders have "tested" their developers? That is, looked into whether they are financially stable enough to realistically carry out large construction projects with multiple semi-detached houses?

I am interested in a semi-detached house, and the GmbH behind it was founded only 5 months ago. There is another company behind that with the same shareholders, about 3 years old.

That doesn’t necessarily mean anything, but it seems like they might want to outsource the risk. In some cases, this might not be a cause for concern.

There is absolutely no way for you to verify that. You can only look at their past projects and ask for references.
Otherwise, it is common practice to establish a special purpose vehicle (SPV) for a project, which allows financing without personal liability.
Developers offer you the advantage of being bound by real estate agent and developer regulations, so they cannot simply misuse your payments.
