Hello everyone,

The beginning is always difficult.
Since I don’t have a guide, I’m turning to you.
I want to build a prefab house on part of my mother’s property. She would gift me the part of the land I need for this.
According to the building authority, I am allowed to build a 15 x 18 m (49 x 59 ft) house with 1.5 floors.
They couldn’t give me more information because I didn’t have any documents yet.

I’m thinking of a living area of about 100–120 sqm (1,076–1,292 sq ft) and a basement. I don’t need a large garden or luxury. Since it’s just the two of us and our expectations are modest, this should be enough for us.
Budget is a good question. I’ve done some calculations, and overall it should not exceed 150,000.

Is that realistic?
What are your experiences?

No, definitely not. Add 70,000 to 100,000 euros, then it becomes realistic.

The "rule of thumb" often mentioned says that the price per sqm (sq ft) of living space should not be below 1,500€ (per sqm) for reasonable quality.

A basement can already cost several tens of thousands of euros depending on the ground conditions.

Additional construction costs usually start at around 25,000€ to 35,000€.

With a basement, I would say the budget is definitely not sufficient – even with a significantly lower price per sqm (sq ft). Without a basement, I would consider the project very ambitious.

The question is: Can own work be contributed, and is there additional equity available?

No.

A single-family house with 100 sqm (1076 sq ft) of net living space built to KfW 70 efficiency standards costs around EUR 150,000, a basement for this small house around EUR 30,000; these prices are from the Rhineland region – in Bavaria it will probably be about 8% higher, depending on the location.

Additional construction costs total EUR 35,000–40,000 – this might be higher for you if access to the rear of the property is difficult: additional foundation costs. Plus costs for painting and flooring, plus landscaping, plus garage/carport, plus a reserve fund for extras. Since you seem to be a complete beginner, I recommend budgeting another EUR 6,000–7,000 for reviewing the entire contract (once you have chosen a supplier and before signing) and for expert, independent construction supervision.

With some reading here on the HBF, you could have already found this information several times...

oh, I completely missed the basement... in that case, I would say your price is between 250,000 and 300,000 € ... so just a bit beyond the 150,000 😀
