Hello,
I am currently trying to gather information about the potential costs of building a new house, which might closely resemble our current home.
There is often a benchmark mentioned of 2000€/sqm (2000 €/sq ft) for the house cost.
However, I am not clear on which square meters should be included, especially when a basement is involved.
In our current house, for example, we have a relatively low knee wall in the attic, and the house has a basement (due to the hillside location, the basement includes an entrance/hallway, guest room, utility room, and a double garage).

Should only the actual floor plan square meters be counted? In our case, that would be 3 floors of 8m x 11m (26 ft x 36 ft) = 264sqm (2840 sq ft) x 2000 €/sqm = 528,000€ (528,000 USD)! That can’t be right. But even if we exclude the basement, we would still end up around 350k. According to the living area calculation, it is closer to 144sqm (1550 sq ft) in the ground floor and attic combined, which at just under 300k is still far from the catalog prices of prefab house suppliers, but at least in the ballpark of “only about 50% of my worst fears.”

I know that the basement topic is hard to estimate, but fundamentally: is a basement on a hillside with a garage generally cheaper to budget than a fully underground one?
In any case, you save 20–40k on the double garage.

The basis for the 2000 euros per square meter as an initial guideline is the targeted living area in square meters. In addition, there are the ancillary construction costs

The basement is then calculated separately. This varies quite a bit—for example, basement costs in sloped sites may replace some earthwork expenses (slope filling), and so on.

Okay, that sounds reassuring. With a healthy dose of pessimism, 100,000 for the plot, 80,000 for additional construction costs, 70,000 for the basement, the house for around 320,000, and 30,000 for exterior work would be a reasonable basic calculation. Although it’s still 600,000, it’s far from the feared 750,000.

The basement becomes more expensive if
a) the thermal envelope is located within the basement, which would be the case with an internal garage
b) the basement is converted into living space.
So be careful. However, ancillary building costs are relatively generous.

A large part of our "basement" will be converted into living space (house on a slope). So your estimated 70k for that won’t be enough. If you want to create living space in the basement, for example an office or something similar, I would at least budget 2000 EUR per square meter (approximately 186 USD per square meter).

Putting a garage in the basement is an expensive option. We had it calculated as well and decided to rather use the basement as living space and build a garage next to the house.

I find the additional construction costs reasonable, though not overly calculated. These will, of course, increase significantly due to the basement construction and the associated excavation. Also, the question is what else you include in those costs (the kitchen is not included in your breakdown yet and often costs 15-20k EUR (around 14,000-19,000 USD)).
