Hello,
I am planning to buy a condominium with three units. I like the apartment overall. The building is 20 years old (built in 1998) and very well maintained (all original owners). However, there are a few things that need to be done.
1. Complete bathroom renovation (10m² (108 sq ft), walls 250cm (98 inches) high). The entire bathroom will be redone. That means everything old will be removed (tiles, bathtub, etc.) and replaced with new features (large shower, corner bathtub, tiles, etc.). The floor has underfloor heating, and the fixtures should be standard quality (not luxury, but not cheap either).
2. Drywall construction. The apartment is a maisonette, and on the mezzanine (45m² (484 sq ft)) an additional room should be built. It will be done using drywall (two walls under a sloped roof). This includes one door, wallpapering, and painting (roughly 4x4 meter (13x13 feet) walls).
3. Replace kitchen tiles (approx. 10m² (108 sq ft)). Remove old tiles and install new ones.
4. Repaint the entire apartment (the wallpaper is new). This corresponds to about 140m² (1,507 sq ft), with some walls up to 4 meters (157 inches) high.
My budget, after deducting all costs and planned new interior furnishings (kitchen, etc.), is 60,000 euros.
Will this be enough? Who has experience with this and can provide rough pricing estimates?
The location is near Heidelberg / Mannheim.
Best regards

1. Complete bathroom renovation Costs can vary widely depending on the quality of ceramics and fittings (as usual). If all the connections can stay where they are, €10,000-15,000 (approx. $11,000-$16,500) should be enough. With rerouting of connections and possibly new screed, closer to €20,000 (approx. $22,000).

2. Drywall I don’t know.

3. Replacing kitchen tiles If it’s just the floor tiles, around €70/m² (approx. $7/ft²) including removal plus materials is a fair estimate.

4. Repainting the entire apartment €12-15/m² (approx. $1.10-$1.40/ft²) of wall surface should be enough unless you choose special paints.
With €60,000 (approx. $66,000) you should be well covered, probably closer to €30,000 (approx. $33,000). The bathroom is the biggest factor here, and depending on personal preferences and the plumber’s schedule, there is the most flexibility.
