ᐅ Estimated Construction Time for Building a New Semi-Detached House

Hello everyone,

We are currently building a semi-detached house. The site contractor started the earthworks on May 15th, and the foundation slab is already completed. The masonry blocks are on site, and the bricklaying will begin on Tuesday (to give you an idea of how fast or slow our construction company is working).

I would like to get an estimate of how long the entire construction period will take since we will be doing some tasks ourselves and need to schedule everything carefully. What is a realistic construction time frame for a project like ours?

The house is being built on its own (the neighboring plot has not yet been sold) and has a living area of approximately 115 m² (1,237 sq ft). It is a one-and-a-half-story house with a roof. We are not including a basement.

We will do the flooring ourselves in the living room and similar areas (kitchen, bathroom, and hallway will be tiled by the construction company), the painting (the house will be handed over with plastered walls), and the insulation of the partition wall (which currently appears like an exterior wall to us).

No, it reads like a typical “turnkey” home. Completely livable except for the long-standing finishing work on wall and floor coverings, excluding wet rooms. And also the partition wall here.

Where did you read that? The owner’s work here should only be the walls and floors, which was also the case for us and probably for most people.

And the trades that the GC doesn’t perform themselves but subcontracts (plumbing, electrical, plastering, roofing) were, of course, included in our plan.

Yes, I also find the hassle hard to understand. Flooring and painting are done once everything else is finished. There’s no need to have these tasks running in parallel with the other trades.

We actually haven’t planned anything parallel to the construction company’s work. However, we definitely need to coordinate everything with the painter and the tiler.
I have already contacted a company for the paving work, and they informed me that the first consultation appointment can only take place in 4 months.
I’m concerned that it might be similar with the painting and tiling work.
That’s why I wanted to know if we could get an estimate of the best time to contact the painter.

The painter will definitely want to see what needs to be painted. Therefore, the walls should at least be in place.
