Hello,
I am new here and not sure if this is the right forum for my question.
I don’t plan to build but to buy a house. However, the current owner does not have an energy performance certificate for the house. At first, I don’t see this as a problem since we plan extensive renovations anyway. My question is: will anyone require to see the certificate from me (as the new homeowner)? I am thinking of authorities or similar.
I have also found conflicting information about whether I will need to get the certificate later on, even if I do not plan to sell.
I hope someone can help me.
Best regards

Hello,
There is no longer an e-passport, but an energy performance certificate! You have a legal right to this! Only “demand certificates” (Bedarfsausweise) are truly meaningful.
Most lenders require the certificate!
Many want to buy existing properties because the purchase price seems attractive at first glance. However, problems usually arise later. Then expert advice is costly. Often the property was bought at too high a price – so what now? High energy costs for 20…25 years! The energy retrofitting of existing buildings is significantly more complex compared to new construction. Those who buy without professional advice often create a money pit.
Best regards.
