Hello!

I’m new here and have a quick building question:

We are starting construction of our single-family house in October. The house has 50cm (20 inches) brick walls and no mechanical ventilation system. We recently had a free energy consultation, and the consultant said that the back wall (north) and side wall (west) of the living room (where the couch is planned) are very poor in terms of energy efficiency and will always develop mold.
She suggested that the door to the office should be moved from the right side to the left side, and the couch then placed on the right side, which would supposedly solve the problem.

Is there any “expert” here who is familiar with this topic? It seems a bit too risky to change the plans now based on just one opinion.

Free advice and meaningless statements – that fits perfectly! It was probably a Feng Shui consultant or a self-proclaimed building esoteric. Unfortunately, the term “building energy consultant” is not legally protected, and the training is therefore unregulated. As always – not just in the Rhineland: “You get what you pay for.”

If you start building your house in October, you will have a building permit/planning permission, structural calculations, and a thermal insulation certificate. These will also include the calculated proof that with a 49er-MW and the requirements of the energy saving ordinance, there can be no point where the dew point is undershot and a mold-promoting microclimate can develop.

If you clearly have no understanding of the related building physics, you should hire a certified expert for these specific questions – and that will come at a reasonable fee. This is definitely helpful and essential during the construction phase if you are building without an architect.

Are you sure that the "energy practitioner" means the same type of energy that you’d want to have assessed ;-)

For mold prevention, I recommend singing bowl therapy.
