Hello,
I would like to sell a house (built in 1938, gas heating from the 1990s) and have a question for you!
There are so many different certificates online, and I’m a bit confused :-)

Do I need an energy demand certificate, an energy consumption certificate, or an energy performance certificate???

I spoke with an architect earlier who said that the "cheap one from the internet" would be enough, starting at 29€!

Maybe you can help me out.

Thank you very much

Best regards,
Marc

You definitely need the energy performance certificate based on calculated demand (demand certificate). This must be prepared following a building survey, a process that is quite time-consuming and incurs costs starting from about €400 to €500, depending on the size and complexity of the property. It is common for architects or building authorities to struggle with the complexities and contradictions of building regulations or energy saving standards. Both legal frameworks are occasionally contradictory even within themselves.

Ok, thank you very much. What confuses me is that the architect said yesterday that he could create one, but the cheaper version from the internet would also be sufficient!
