I would like to sell a house (built in 1938, gas heating from the 1990s) and have a question for you!
There are so many different certificates online, and I’m a bit confused :-)
Do I need an energy demand certificate, an energy consumption certificate, or an energy performance certificate???
I spoke with an architect earlier who said that the "cheap one from the internet" would be enough, starting at 29€!
Maybe you can help me out.

You need an energy performance certificate.
The suggestion to use a consumption-based certificate is correct, as it is considerably easier to produce and therefore less expensive. The basis for creating it includes some data about the property as well as the actual energy consumption over the last three years, if I remember correctly.

so online there is an energy performance certificate starting at 36€ (about $38),
somehow I don’t feel confident about that because it seems too cheap.

Property owners must prove the energy performance of their buildings with an energy performance certificate. This document provides information about the energy efficiency of the building and is an important decision-making aid for potential tenants and buyers. The energy certificate allows for estimating the expected energy costs of the property. Two methods can be used to issue an energy certificate: demand-based and consumption-based calculation of energy values.
