I have a question that has been on my mind.
We are in the process of buying a house, but we have the feeling that not everything is being fully disclosed, which I just want to mention as an introduction.
Here are some details:
• Year built: 2000
• Living area: 125 m² (1,345 sq ft)
• Energy consumption value from the energy certificate: 170 kWh/(m²·a)
• Gas boiler Logamax U112
These are the basic facts I have. Based on this, it should be possible to calculate the expected gas heating costs, right, or is that incorrect?
I ask for a very specific reason. When I calculate:
170 kWh/(m²·a) × €6.45 per kWh = €1096.50 : 12 months = €91.38 per month for heating costs
I hope I calculated this correctly, although I want to mention that I’m not concerned about being exactly €5 to €10 off — it’s more about something else. These figures come from the energy certificate, which I used to estimate the monthly costs.
When I asked the current owner of the house about their monthly heating costs, they told me it is €196 per month, which does not match my calculation from the energy certificate at all.
There must be a mistake somewhere, right?
Could you please help me figure this out?

Just read the fine print! Energy certificates, if properly prepared by professionals, at best allow a qualitative assessment, but never a quantitative one regarding expected consumption!

Maybe the heating was set to frost protection because the owner was away in Mallorca for the winter, or the seller usually keeps the room temperature at 18°C (64°F) and only heats two rooms? I also tried to calculate everything for our house and failed. So, I’ll try to give you an idea based on our billing from April 15, 2013 to April 15, 2014 = mild winter.
Basis:
2 people and a dog
200 sqm (2,150 sq ft) of living space, of which 164 sqm (1,765 sq ft) is kept daily at 19°C (66°F), the rest is maintained at frost protection level of 16°C (61°F)
Comfort temperature in the evenings etc. is provided by a wood stove.
Both people shower twice a day, and take a bath once or twice a week.
The house (built in 1938, renovated in 1996 for roof and windows, interior in 2013) had a new heating system installed with new radiators. In the basement, there is still a resin boiler with 22 kW from 1996 in operation. Following the installer’s advice, it was not replaced because of its very good efficiency (but everything is prepared for it).
Only the roof is insulated, to a 1996 standard.
The windows are also from that year, except for two new patio doors.
There are two solar panels on the roof for hot water production, which last July and August alone covered the hot water needs (heating was completely off).
For the year mentioned above, we paid a total of €2,780.00 for gas and now pay a monthly advance of €192.00.
Maybe this gives you an idea.

Edit to the previous post:
The amount paid is not correct. It is "only" 1965.00 €. The sum mentioned in the previous post is from 2012/13 and includes extensive heating for drying purposes without any regulation during the construction phase.
