I am currently planning the construction of a single-family home. Unfortunately, the family architect of my in-laws is based in another European country and has no knowledge of German energy regulations.

I would like to possibly apply for a KFW loan. The problem is, I have no idea what energy standards our future house will meet or what measures we can take to upgrade it to the next better standard.

So far, we have planned:
- solar thermal collectors on the roof to support hot water production
- controlled ventilation with a heat exchanger

We are still undecided about triple-glazed windows.

The construction of the exterior walls is still a mystery to me. There are apparently several differences that affect the energy efficiency of the house. I still need to study this.

Does anyone have tips for me or know places where I can have an energy assessment done? I understand that this is usually done with the architect (who is not able or willing to do it in our case) or the builder (we don’t have one), but our planning process is mostly guesswork, reading partial information, and relying on my brother-in-law who has done this a few times and says everything will be fine.

I can only agree with the building expert here. They are cutting costs in the wrong place. You need a specialist to assess and confirm your energy-related measures. Such specialists have a) the expertise in this field and b) the necessary software.

If you want to take advantage of affordable KfW funding, you cannot avoid investing money both in the measures themselves and in the expert evaluation. The KfW is very strict when it comes to awarding funds. This is understandable, because otherwise, anyone building a house on the side could arbitrarily request money.
