Hello everyone,

We have purchased a plot of land and are just starting to work with the architect.

At the beginning, we have two options:
  • Excavate one floor to level the site (lifting system required)
  • Fill with retaining walls (L-shaped blocks) to level the ground as much as possible
Additional information:
  • Neighbors are located to the left (South) and right (North)
  • Behind (West) at 3.6 m (12 feet) is a meadow
  • In front (East) at 0 m (0 feet) is the street

What would you recommend for this site?

I hope you really mean an independent architect. Is north actually exactly at three o’clock?

As far as I can see, the building setback starts about 6 meters (20 feet) from the street-side property line. The zoning or planning permission usually not only specifies from what slope steepness terrain modifications themselves are considered structures, but also sets reference heights for eaves and ridge lines, for example. The information is therefore somewhat incomplete to provide even a somewhat informed opinion. Despite the almost exemplary drawings, photos would still be helpful (please no editing tricks, or I’ll have to opt out).
