Hello,

Does anyone here happen to have experience with the costs of electrical installation for a single-family house meeting the Efficiency House 55 standard?
Specifically, I am asking about the price for wiring to connect a garage (lighting, power outlets, etc.).
Is a price of 500 euros for penetrating the building envelope and about 30 meters (100 feet) of cable reasonable?
This is a new build, and the cable routing is planned during construction.
The price of 500 euros seems quite high to me (... for the cable penetration including the required sealing of the building envelope, etc.).
The cable is not buried underground (it is only routed through the basement wall, which is a waterproof concrete structure, and then remains “coiled” outside the house).

If you agree, I would prefer to sell you only these types of cables. A quick calculation: about 50 meters of NYY 3x1.5 cable costs around 75 euros, installation materials inside the house about 30 euros, one B16A circuit breaker about 6 euros, and basement installation about 40 euros, totaling 141 euros - 500 euros.
I have calculated very generously!
If this is planned from the beginning, the cost will be even lower.
This leaves 359 euros for the installation. I estimate about 2 hours of work, which corresponds to an hourly wage of 174.50 euros.

But you can also look at the overall ratio: the electrical installation usually costs between 7,000 and 9,000 euros, and a spool of cable intended for this costs 500 euros???

I wrote realistically, not fairly. I think this is a surcharge as it is often charged.

I was a bit curt yesterday.
Especially with general contractors, the additional charges for special requests often don’t reflect reality. When I see that an indoor outlet costs almost 50 € and an outdoor outlet 360 €, it’s quite shocking. Because the actual material cost is low, and the craftsmen are already on site. But if you want to do it yourself, you often lose the entire warranty for that part of the work. If I drill through the building envelope, my house builder, like any other, will wash their hands of responsibility. That’s why they have the freedom to set prices as they see fit. If you don’t like the price, you can try to have a conduit installed and then hire your own electrician. But honestly, it’s often not worth the trouble.

If you want to avoid these kinds of complications, you need to build with an architect and award individual contracts. Despite some points I didn’t like, I would still build again with my provider. If you know about these issues and communicate them openly, I can live with it, or just skip the extra feature 🙂
