Hello everyone,
I have a question for you. We are going to build a solid / masonry house and are currently looking for construction companies to complete the shell construction.
Through an acquaintance, I spoke with a master mason who is also self-employed, and he made a good impression on me. However, he does not carry out any earthworks; he starts working after all ground preparation is completed. Now my question is: Who is responsible for the warranties if something goes wrong with the house later on in this case?

Thank you for the answers. The soil survey has already been completed, and the company carrying out the earthworks requires it.

For the earthworks contractor, the report is only relevant regarding the types of soil they will have to work with; it does not affect the structural engineering of the building.

In this case, a construction insurance policy might be suitable. You should ask the insurance agent you trust.

Builder’s liability insurance. Structural fire insurance. Possibly also construction completion insurance. The latter can sometimes be skipped if you’re willing to take the risk, as it only pays out in very specific cases. For example, if the walls and roof frame are completed and fully paid for—i.e., owned by you—and then a tornado destroys everything, this insurance will cover the rebuilding costs. Structural fire insurance is usually free if the finished house is insured with the chosen company. Karsten
