I am new here and planning to build a bungalow in Zeuthen. I already own a plot of land.
Now my question:
On the street side where I intend to build, there is only one other house (bungalow), which was set back 12 meters (39 feet) due to an underground garage built during the DDR era.
Now the building authority requires me to adhere to this building setback line, even though the houses on the opposite side of the street are all set back about 6 meters (20 feet) from the fence.
I also find the term "dynamic building setback line" used by the building authority to be unusual. They draw an angled line from the corner plot to the existing building, thus determining a slope.
Does anyone have experience with this? After all, you only build once. The statements regarding the building setback line seem questionable to me. I have attached a sketch for better understanding.

The other side of the street is not a suitable reference; the municipality’s interpretation and representation seem reasonable and in line with common practice. I would say that fits. This means you would be closer to the street than you are now, although still farther than the opposite side.
