Regarding the fittings, I don’t see any high quality... a simple gas boiler, only underfloor heating in the bathroom... which tiles up to 30€ (about $33)? What is the budget for the other floors? What kind of windows and insulation? Plastic roof overhangs are also cheap, what type of colored plaster? What is the bathroom equipment like, is any interior work still needed? What about the electrical installation, how many switches and outlets, network connections, etc.? A lot of missing information, and that’s just after one minute of thinking.
