Good morning dear colleagues,
I am in the fortunate situation of having found our personal dream plot for our first own house. However, I only decided to start building four weeks ago and began searching two weeks ago – and now I need to act quickly, or the plot will be gone! I’m a bit overwhelmed because everything is moving so fast; I’ve already made one mistake and would therefore be extremely grateful for professional help and experience.

1. Question about the builder:
We would like to build with TAFF-Haus, or rather have to, because the broker involved was until two weeks ago still part of the management team and since February has been an independent broker (during the viewing we were told he only works for the owner… which was true at that time but already feels a bit questionable). Now, there is no information or reviews about TAFF-Haus or the other companies in the parent group "Uwe Köhn Unternehmensgruppe," such as ALLEGRO-Haus (only two negative reports about ALLEGRO here in the forum). This is perhaps not surprising, considering the following from the commercial register regarding the entire company structure:
So, there is practically no experience in housebuilding! Or am I mistaken?
Fortunately (?), TAFF does not handle the construction itself but hires a large number of local subcontractors for the individual trades. You could almost say that they only organize. But I’m not certain about that; the walls are patented (prefabricated house/timber frame construction).
That doesn’t worry me too much yet, although I would prefer a company with many years of experience. But I probably just have to make sure that every tiny detail is documented in writing from the start – as it should be for contracts involving such sums.

I, a naive fool, of course told the seller my budget. Quite surprisingly, our desired house now fits exactly into that budget – what a wonderful coincidence!
To partly fix this and to create a basis for negotiation, I’m considering, as mentioned above, asking for a detailed breakdown of every single item and comparing them online. It would be best to also get reference projects with addresses/contact details and compare prices with those. It can’t be too long since they built those...
-> What should I absolutely pay attention to now?
Is there a checklist or something similar in this forum? I will definitely read the section "Buyer assistance before signing the contract" here in the housebuilding guide, but maybe there is more or something that fits my situation.

3. Alternative for the brave:
The plot is a dream, and we really want to have it. I have managed to find the owner and am seriously considering making him an offer. In the worst case, I’d pay the “hidden” broker’s commission but would then own the plot and no longer be tied to TAFF. We would also like to change some things about the house, which TAFF with their fixed floor plans cannot offer us.
-> Would you consider this option in my situation? Are there risks?

I am grateful for any answer because the next meeting with TAFF is still this week, when the house is supposed to be planned. Some critical issues, like a contractually fixed completion date for construction work (something like “12 months after the start of construction, excluding weather-related delays”), they neither wanted nor were able to confirm orally. One might suspect foul play there.
Another example is the warranty on the windows, which only exists if you sign a maintenance contract. None of my contacts at TAFF even knew what that meant, nor was there a template for such a maintenance contract.
Since we really wanted the plot and have a few lawyers in our circle of friends, we signed anyway, as mentioned. The expert from the Association of Private Homeowners even said the contract was written so unfavorably for customers that certain clauses or even the entire contract could be declared invalid and challenged in court—with plenty of perseverance.
After signing, the long wait began. We were puzzled because there was extreme pressure to sign initially, then TAFF suddenly stopped contacting us. When I tried to reach anyone at TAFF about two weeks later, no one answered, despite calling every few hours over two days. Later that evening, I tried a different phone number—finally reachable. Supposedly, they were on vacation then got sick. Then they said the plot was already gone—even though it had been guaranteed to us... We were understandably upset and contacted the real estate agent.
The agent suddenly said the owner decides who gets the plot and had not yet decided. When I spoke with the owner, he said he had already sold the plot to the agent (??) and didn’t care who got it anyway. So things got very confusing, with all parties contradicting each other. By now, it was clear something was wrong.
In the following days, we were constantly stalled. Allegedly, the notary was overloaded, and the draft purchase contracts were not ready. I don’t understand what’s so complicated about this contract that requires weeks to draft or why a contract draft would influence the buyer’s selection, but okay. I suspect someone made a higher offer or had relevant contacts, and the agent was just waiting for proof of financing. Several subtle remarks suggested there were buyers willing to pay more. We later learned someone from the agent’s family apparently got the plot.
In the end, the owner supposedly chose someone else. I am pretty sure the agent, formerly a managing director of TAFF-Haus, had a much bigger role in this than he admitted. He claimed to know nothing about any house contract and said it didn’t interest him at all—that he was only the agent. Meanwhile, the TAFF sales rep told us, “Contact the agent; he makes the decision.” Sure.
Throughout this time, both the “agent” and TAFF were very hard to reach. The TAFF sales rep apparently still reports to the agent, who was the managing director of TAFF until recently, so his assurances were worthless. The agent constantly dodged direct questions, overwhelmed us with talk, and contradicted himself repeatedly. Behind the polished friendliness there was no genuine professionalism... promises and statements kept changing. The same applies to the TAFF sales rep: just like another interested party here, we were promised appointments with ventilation and heating companies several times—but they never happened. Emails were generally unanswered. We only received the construction contract we signed several weeks later by mail, when the decision had long since been made—and even then, the agreed cancellation clause had already come into effect since we could not purchase the plot.
At some point, the sales rep called to ask if we had bought the plot yet (???). He said he had another similar plot and asked if he could share my phone number. Needless to say, we never got a call regarding that.
When cancelling the construction contract, we had to follow up several times until cancellation was confirmed.
All in all, a very unprofessional and uncertain experience. We will definitely not build with TAFF, not even on another plot. The product might be okay, but the people behind it and the contract leave a really bad impression. You don’t feel taken seriously by the company.
By the way, the second half of the plot—a 13-meter (43 feet) wide strip, for which there were supposedly “3-4 interested parties” bidding against each other—was later offered as a developer-free plot for around €20,000 (about $22,000) more on Immoscout. So that claim was just hot air, too.
One more thing: The company offers only about a dozen different houses. Still, the house we chose had never been built by TAFF before; there was only a parallel construction project. That worried me a bit because I didn’t want to be a pilot project when building my house.That is really unbelievable what happened. It’s hard to believe, but on the other hand, it doesn’t surprise me. It quickly became clear to us that the agent was the biggest problem in the group. When we broke ties with TAFF and company, we were sad at first but then glad for the experience and lessons learned.
I would personally think very carefully about all of this once again.
Buying in a hurry usually means buying at a high price!
And you yourself say that you feel a bit overwhelmed.
My advice: Either invest money in professional advice or don’t go through with the purchase.

The explanation given was that the brand/company is still very young and the structures are just being established. Some people were still in the wrong roles, and many things were unfinished.
Because the combination of the broker and the salesperson "created a lot of feedback loops" (quote), the salesperson was removed and the cooperation with the broker was less close (since the broker had not always acted with full integrity).
The entire contract package is currently being revised in cooperation with the Homeowners’ Protection Association, and now includes items such as a binding construction schedule.
Whether this was merely damage control or an actual response, I cannot prove, but to me the apology sounded very genuine. In any case, it was by far the most pleasant conversation I have had with TAFF-Haus – after all, as mentioned, a lot depends on the people involved.
