Hello everyone,

For several months now, we have proudly owned a plot with an existing building and plan to start construction next year.
After several rounds with architects and general contractors (GCs), two are still in the running, and we want to decide by next month at the latest who we will build with.
The design mostly incorporates my sketches, and the more serious it gets, the more uncertain I feel about how coherent the planning is.

I have been following the forum for some time and look forward to your honest feedback, hoping not to be torn apart too harshly in the "lion’s den."

P.S. The site plan is not 100% accurate since we slightly enlarged the ground floor in the last round.

I have sliding doors over 2m (6.6 feet); they were quite heavy for the builders, but they move smoothly. Of course, you can’t open them with just your little finger; you need a bit more force than for 1m (3.3 feet) doors. However, I didn’t want to unnecessarily cut up the windows.

First of all, my compliments for working with plans in an analog way, and even using furniture templates for rearranging.

By planing down the bay window line, the upper floor becomes a bit larger, which the bathroom and one of the children’s rooms probably won’t use to that extent without further modifications. Thanks for that as well, since it perfectly illustrates my advice to derive the ground floor from the upper floor rather than the other way around.

My surprise about the wall thickness simply came from not knowing any manufacturer that offers this stone thickness in their range. There might be one, otherwise the planner probably wouldn’t have considered this format, but it would certainly limit the choice of manufacturers (?)

After sand-lime bricks in 20cm (8 inches), it was probably only a matter of time before an intermediate size was introduced. Let’s see if and when it becomes widely accepted; then I could be okay with it—though I don’t like it if it limits the choice of manufacturers. If I have a “neutral” wall thickness specified in the building plans, it’s easier to switch than if certain thicknesses are only available from a few manufacturers for one type of block and possibly none for another. But well—at least I’m glad that instead of jumping straight to fortress-like walls above 36.5cm (14.5 inches), it’s just about a 10% increase.
