Hello dear forum community,

we are planning to build for the second time. The first time, five years ago, we built 175 sqm (1885 sq ft). Now we are moving and want to start the adventure again.

We have already looked at several options and have decided on this design. We are a family of six. Now we would like to hear what others think, because after about the tenth change, you don’t see everything so clearly anymore. The windows in this design are also not yet exactly how we want them and are currently being adjusted by the draftsman, but overall, it fits quite well.

It will be a KfW 55 standard house, equipped with an air-to-water heat pump (geothermal energy is not possible due to the water protection zone, and there is no gas supply in the building area), as well as photovoltaics with a storage system, a central ventilation system, and possibly a hydronic fireplace (wood or pellets).

Hello,

here are the revised floor plans and elevations, as well as a change to the staircase from 19cm (7.5 inches) rise / 24cm (9.5 inches) run with 16 steps to 18cm (7 inches) rise / 26.5cm (10.5 inches) run with 17 steps.

Hmm ... the upper floor doesn’t fit as it is. The staircase modification isn’t included yet – or is it?

Living room: try to imagine the space from the inside with these three different windows. Also, the window height dimensions on the floor plan don’t match the elevations.

Utility room: I find the washer/dryer area impractical because you can’t really place anything else there if you want to operate the machines comfortably. The exterior door to the utility room is the same issue. I would still recommend omitting the window in the utility room and instead installing a wide door with a window (to carry a laundry basket, for example). Then move it a bit further to the left so you can use the right wall for shelving.

Entrance side: I would prefer a two-part front door unit (door plus wide side panel). The three-part design adds yet another element to an already somewhat busy facade.

Is the kitchen realistically laid out? Only one tall cabinet?

EDIT:
90 cm (35 inches) stair width between two walls … hmm.

I’m not completely convinced yet.

The staircase should be 1 meter wide (3.3 feet), this is even specified in the building description. We just hadn’t noticed it yet, so we will inform accordingly.

On the left, there is no wall, only a railing from floor level up to the parapet height with a handrail on top.

However, that has been changed, see the window.

The windows at the bottom don’t match the measurements because I changed them by copying. In the draft, the window left of the door is full height, and on the right there is a transom window, but we found it too confusing.

So, opposite the machines in the utility room, the ironing board will be placed; we think that’s great.

Door, well, it’s worth considering, but the sink should be positioned so that you can look outside.

The kitchen is also being planned precisely so that it will fit properly.

The elevations are present, though in a modified form, but not the floor plan of the upper floor. That doesn’t work for child 3 and the staircase.

I find the front view, meaning the one with the entrance door, hmm. But I currently imagine the living room from the inside as really problematic: 1 floor-to-ceiling window, 1 window with a sill height of about 90cm (35 inches), and next to it another window with a sill height of about 140cm (55 inches).

Yes, I basically agree with that and had it that way in my revisions, but the entire area is 180cm (71 inches) wide in shell dimensions, the machines take up about 60cm (24 inches), the ironing board about 50cm (20 inches), leaving just under 70cm (28 inches) in front of the machines for loading and unloading (bending down) and then practically no space where, for example, you could install a rod to hang ironed clothes, etc.

Do you mean my suggestion to relocate the exterior door in the utility room and remove the window? What do you want to wash there while you look outside forever?

I also find the elevations and window placements to be poorly designed.
