Hello dear forum community,
we are planning to build for the second time. The first time, five years ago, we built 175 sqm (1885 sq ft). Now we are moving and want to start the adventure again.
We have already looked at several options and have decided on this design. We are a family of six. Now we would like to hear what others think, because after about the tenth change, you don’t see everything so clearly anymore. The windows in this design are also not yet exactly how we want them and are currently being adjusted by the draftsman, but overall, it fits quite well.
It will be a KfW 55 standard house, equipped with an air-to-water heat pump (geothermal energy is not possible due to the water protection zone, and there is no gas supply in the building area), as well as photovoltaics with a storage system, a central ventilation system, and possibly a hydronic fireplace (wood or pellets).
We are curious and wish you all a happy Easter.

The answers were mostly about which technology to use... but never mind.
Are you restricted to the exterior dimensions? Or is there some flexibility in the area marked in blue? I have an idea for that area, including a straight staircase, although I personally find staircases with landings more comfortable for this floor height.

Well, what do you mean by limited? It’s just that everything involves higher costs and the original plan was for 12.50 x 12.50 meters (41 x 41 feet), but that was simply too expensive, so a redesign was done with the current dimensions. We are not fixed on the exact measurements, only on the shape — a townhouse-style villa, the layout of the rooms, and, well, the basic floor area.
Better, but it really needs to be set precisely. The bathroom and the hallway wardrobe could also become quite tight.
I calculated the staircase with 17 risers, but based on "my" floor plan. In your plan, above the staircase (now on the right side … it’s best to keep floor plans oriented the same way to avoid confusion with left and right) there is about 430 cm (170 inches), while in mine it is 342 cm (135 inches). Therefore, the measurement at the bottom of the plan wouldn’t be 275 cm (108 inches) but rather around 185 cm (73 inches).

The passageway is just over 1 meter (3.3 feet), which we think is sufficient. The bathroom door opening is designed to provide more space inside the bathroom, and this is fine. The wardrobe is 1.60 meters (5.25 feet) wide, which is a significant improvement compared to before. We also like the living room layout because the fireplace fits well and the space can be divided. We have forwarded this to the company and are waiting for the results. The staircase will be extended towards the front door, which is why the wall extension is necessary, and the upper part will be pushed outward, simultaneously creating a covered entrance area.
Unfortunately, it was only possible to upload this as a photo because the PDF file was too large.
I need to review the staircase description again tomorrow as I can't follow it at the moment... A comparison with ours, one above the other, would be helpful.
