Hello dear forum community,
we are planning to build for the second time. The first time, five years ago, we built 175 sqm (1885 sq ft). Now we are moving and want to start the adventure again.
We have already looked at several options and have decided on this design. We are a family of six. Now we would like to hear what others think, because after about the tenth change, you don’t see everything so clearly anymore. The windows in this design are also not yet exactly how we want them and are currently being adjusted by the draftsman, but overall, it fits quite well.
It will be a KfW 55 standard house, equipped with an air-to-water heat pump (geothermal energy is not possible due to the water protection zone, and there is no gas supply in the building area), as well as photovoltaics with a storage system, a central ventilation system, and possibly a hydronic fireplace (wood or pellets).

We have now taken a look at your idea.
We know this version with the staircase, as it is the same in our house. The problem is that we simply want a straight staircase. It’s probably also because we don’t want to build the same thing again. We will see about extending the room upstairs outward so that it also creates a roof over the front door, which would compensate for the space lost by lengthening the staircase.
From our experience so far, the utility room area just doesn’t work because it’s too small (currently 12 sqm (130 sq ft)) for an ironing corner, washing machine, dryer, and technical equipment. That’s why it’s very important for us to have a separate technical room that is distinct from the utility room.
We really like the small windows in the kitchen.
So there are good ideas here, but to be honest, we prefer our own version and will see if we can make it work.
About our idea:
A guest toilet without a window is certainly not the ideal solution, but we have done it so many times before and it is simply the "least bad" option if everything else fits.

Are you sure you currently have such a large stair landing? Or just a spiral staircase? I’m not very fond of those either.
So the 5sqm (54 sq ft) room labeled as the utility room is supposed to house the building services? That’s what I’ve been asking about all along.
However, I don’t think the laundry room in my design offers significantly less space. It requires slightly less walking area than in your current plan, and in addition, the space under the stair landing is also accessible.
Since I’m particularly interested in kitchen layouts, I find the kitchen in your latest plan a bit too cramped and complicated.
That said, I really like the separation of the living area, because dining and cooking do belong together. And then having a quiet area in the living room makes sense. But I’m wondering now where you plan to place the fireplace.

The ideal solution would be a double door in the wall between the living room and dining area to create a large open space or, if desired, to create a quiet retreat.
