ᐅ Design - all orientations for a new single-family home construction

Hello dear forum community,

we are planning to build for the second time. The first time, five years ago, we built 175 sqm (1885 sq ft). Now we are moving and want to start the adventure again.

We have already looked at several options and have decided on this design. We are a family of six. Now we would like to hear what others think, because after about the tenth change, you don’t see everything so clearly anymore. The windows in this design are also not yet exactly how we want them and are currently being adjusted by the draftsman, but overall, it fits quite well.

It will be a KfW 55 standard house, equipped with an air-to-water heat pump (geothermal energy is not possible due to the water protection zone, and there is no gas supply in the building area), as well as photovoltaics with a storage system, a central ventilation system, and possibly a hydronic fireplace (wood or pellets).

What kind of wardrobe is that? How deep are the cabinets? You already know how much clothing storage the wardrobe area needs, right?
Is that enough?
I think the space around the stairs is being adjusted too much and that’s causing a lot of inefficient use of space.

Hmm, really difficult... But it should definitely be a straight staircase, and there is no other way to solve it. We have already consulted numerous suppliers and architects, but none of their solutions were really suitable.

Now, back to the design:
A northwest-facing garden wouldn’t be my choice – but might be difficult to arrange otherwise – southeast isn’t great either, and towards the street – well, with a large hedge.
- The hallway on the ground floor might be a bit dark
- 150 cm (59 inches) for the wardrobe area might be a bit narrow
- The staircase was already discussed
- The kitchen might be somewhat far from the entrance – although it’s okay from the garage
- I find the laundry nook somewhat wasted space
- What kind of front door is that?
- Furniture placement options in the kids’ rooms upstairs are rather limited
- Access to child’s bedroom 2 is inconvenient
- Does the upstairs hallway get any natural light at all?
- The elevations... well, okay – just average.

G. Should be for guests and children, something will also go into the utility room, I’m thinking about 50cm (20 inches), similar to most coat furniture.

Consider making the guest bathroom smaller and moving the door to the living area there towards the wardrobe.

- Access to child’s room 2 isn’t ideal: well, yes, but it works.

- Does the upstairs hallway get any natural light somehow? It gets light from the rooms since the doors aren’t always closed, and there are roof windows above the stairs leading to the attic.

- The elevations... well, they’re okay.

@MKoni .. if you take a look at your post 24, you will see that your replies cannot be distinguished from the quoted text.

I’m not happy with the concept of the utility room/technical room/storage yet. Ironing in the darkest corner, and the technical equipment (which technical equipment actually needs to be inside the house?) placed by the window side of the room.

You should also try planning a kitchen to your preferences, especially with a modified staircase. A kitchen island only about 120cm (47 inches) wide is actually much too narrow.
