Hello dear forum community,
we are planning to build for the second time. The first time, five years ago, we built 175 sqm (1885 sq ft). Now we are moving and want to start the adventure again.
We have already looked at several options and have decided on this design. We are a family of six. Now we would like to hear what others think, because after about the tenth change, you don’t see everything so clearly anymore. The windows in this design are also not yet exactly how we want them and are currently being adjusted by the draftsman, but overall, it fits quite well.
It will be a KfW 55 standard house, equipped with an air-to-water heat pump (geothermal energy is not possible due to the water protection zone, and there is no gas supply in the building area), as well as photovoltaics with a storage system, a central ventilation system, and possibly a hydronic fireplace (wood or pellets).

I will have to look into the staircase, and we were told that 16 steps are comfortable. We’re not very familiar with the numbers, so we will write this down for the next appointment.
The fireplace will be inspected by the chimney sweep.
The windows downstairs were chosen this way because of visibility towards the bathroom and the living room.
‘Technology-hostile’ = storage room

We changed to a dwarf wall window in the walk-in closet because of the door at the front. We had it first, but then changed it due to the traffic flow; otherwise, you would always have to walk around the door.
The tip about the staircase is great! We will discuss it again and see what can be done.

You can calculate the cost for your project based on that. I won’t even start talking about what such a box would look like in a living area.

16, 26? That doesn’t comply with any standards. 17, 29 is probably quite ideal from a calculation point of view. Viebrockhaus and others sometimes have even a 20.5 cm (8 inches) rise – with a nice carpet on top, we even measured 21 cm (8.3 inches). In the end, it also depends a bit on the size of the residents, and so on.
