ᐅ Double garage with a basement or double garage stacked vertically?

Dear forum,

We are building a prefabricated house and have planned a double garage as well. Since we are building on a slope, we received a significant additional cost of around €10,000 (approximately $11,000) for the foundation of the double garage. On the south side, a strip footing is planned, on the north side an L-shaped heavy-duty foundation, and in the middle a point foundation. On the neighbor’s side to the east, we need to fully close the side, and on the west side at least halfway.

This raised the question whether we should cellar the entire garage. The prefabricated house supplier offered us a suggestion to essentially add a second double garage below the garage, which they call a multipurpose room. The cost for this, including the foundation, is €37,000 (around $40,700).

We are now considering removing the garage completely and commissioning a garage ourselves. How much money should one currently plan for a comparable double garage, for example from Ott or Zapf? We have a Neva double garage from Ott (see below) included in the house construction contract:

Does anyone have experience with this? Or any cost estimates regarding cellar construction?

Such detailed questions are nearly impossible to answer without knowledge of the house and especially the plot. If I understand correctly, the manufacturer wants to build the foundation quasi with masonry side walls and a floor, which to me sounds like a questionable solution. For a prefabricated double garage, I would have planned another prefabricated double garage underneath right from the start. Cases like this are when the “let’s-see-how-it-goes” planning approach proves to be quite costly.

I can well imagine that the prefab garage supplier will quote a new price under these changed circumstances that you probably won’t want to believe (or, if you don’t tell them about it, might not even unload the units).

Why join a forum like this if you only ask isolated questions, even though you have a sloped plot?
You could probably have saved a high five-digit amount just by discussing your whole project here from the start!
