ᐅ Is it necessary for my property management to have the construction plans from the developer?

Hello.
As one of five owners, I am interested to know whether our property management is required to have the building plans (the house is only 3 years old) from the developer (turnkey construction/sale).
I am concerned that after the warranty period expires or if the developer is no longer around, the plans might not be available (for possible renovations, repairs, etc.).
I mean the architectural plans such as load-bearing walls, utility networks, structural details, and so on.

Go to the land registry office and make a copy of the building file.

The land registry office only has the declaration of division, not the building file.

I don’t quite understand: as an owner (of your individual unit and your share of the common property), you yourself would be the first obvious person who should have such plans – after all, it is the owners who purchased the property, not the management company (right)?

The land registry office holds (the building plans and) the building file (it’s called the land file). The technical execution (TE) with all amendments is also stored there (at least in Bavaria). You just need to check the notarized contract to see who receives a copy.
You have to call and make an appointment.
