We have our eye on a plot of land.
It is a corner lot, almost flat, measuring 18m x 30m (59ft x 98ft).
There is an unobstructed view to the northeast-southeast over green space, located in a quiet area on the edge of town near the forest. Although the location is not ideal, we still like it.
We plan to build a single-family house measuring 9.5m x 11m (31ft x 36ft). There should also be space for a garage or carport. The idea is for the garage to be placed on the northern side of the house, right on the property boundary. This means that 13m (43ft) will be available in width for the house and the garage combined (no double garage).
In the attached sketch, I have shown the plot with the building area and the required setback distances.
The question is whether the house will fit on the plot based on these dimensions?

The question is not whether the house fits on the plot, but whether it fits within the building envelope. Then it depends on the orientation and positioning.
The street is quite far away, so keep in mind that the connections (water, sewage, electricity, telephone, possibly gas) will be correspondingly more expensive. The access roads will also need to be accordingly long.
