ᐅ Do you have any ideas for designing our floor plan?

We have a plot of land that is 16 meters (52 feet) wide and approximately 27 meters (89 feet) long.
Floor area ratio I: 0.4
Floor area ratio II: 0.2
So, we can build quite a lot.

The street is to the south and seems to have very little traffic.

We would like the living room to face south, but the terrace to be on the north-west side (see image).

Why do we want this? On the north side, there are only terraces and gardens around us. The view is much nicer. To the south, there is only the street, house entrances, and driveways.



None of the designs I have seen so far pleased me, so I’m not posting any here (also due to copyright 😀).

Does anyone have any ideas? Feel free to send me a private message; I can also share my personal email address.

Approx. 120 sqm (1,292 sq ft) of living space and a maximum of 145 sqm (1,561 sq ft) building footprint, because with the floor area ratio I also have to include the terrace. Then there is the long driveway to consider as well. Everything has been calculated, I just need to find it again, then I can share it.

I reduced the size a bit, but I prefer the one by ypg.

As mentioned before, approximately 120 m² (1,290 sq ft) of living space and a maximum of 145 m² (1,560 sq ft) of building area.

Plot size 431 m² (4,640 sq ft)
Floor area ratio I 0.4 172 m² (1,850 sq ft)

House 140-145 m² (1,500-1,560 sq ft)
Terrace 15-20 m² (160-215 sq ft)

You can also set the house width to 9.50 meters (31 feet), which will make the hallway only 1.20 meters (4 feet) wide, and you can reduce the living area by 30 centimeters (12 inches). It will still be spacious.
The corner will become your official terrace of about 6 square meters (65 square feet)... does anyone care about what’s being built behind the house?
Is the patio surface usually inspected afterwards? If the surface is permeable to water, there shouldn’t be any objections, even if it’s enlarged, right?

I actually don’t mind adding a neat gravel bed in front of each of my exterior doors, where I might one day place a few chairs or benches. 😎

I was told that permeable surfaces also count toward the floor area ratio. No idea if anyone actually checks that. We will apply for the building permit/planning permission for the house, a small terrace, and the driveway. Later, a carport and covered terrace... here in Lower Saxony you don’t need a permit for either, up to a certain size.

Only if someone eventually checks and finds it’s overbuilt, then you have to expect fines and demolition.

But for me, it’s not just about the buildable area but also the living space and costs — everything has to stay within reasonable limits 😉

ypg, thanks for the nice design, but unfortunately, the size just doesn't fit. Personally, I also don’t like that the children's room is so close to the living room and utility room.

Regarding the overview:
A 3m (10 feet) distance must be maintained from all boundaries. Carports and similar structures can be placed directly on the property line.

To the north are all the terraces, while to the south are the street and only the neighbor on the right has a terrace there, but they usually sit on their north-facing terrace.

How would you position the bungalow on the plot? Where would you place the terrace, carport, and living/dining rooms in terms of orientation?
