ᐅ Do you have any ideas for designing our floor plan?

We have a plot of land that is 16 meters (52 feet) wide and approximately 27 meters (89 feet) long.
Floor area ratio I: 0.4
Floor area ratio II: 0.2
So, we can build quite a lot.

The street is to the south and seems to have very little traffic.

We would like the living room to face south, but the terrace to be on the north-west side (see image).

Why do we want this? On the north side, there are only terraces and gardens around us. The view is much nicer. To the south, there is only the street, house entrances, and driveways.



None of the designs I have seen so far pleased me, so I’m not posting any here (also due to copyright 😀).

Does anyone have any ideas? Feel free to send me a private message; I can also share my personal email address.

I really like this approach. I haven’t found anything like it online. I have definitely saved over 200 floor plans here 😉

Only the building footprint of nearly 160 m² (1,722 sq ft) is too large. It should be a maximum of 145 m² (1,561 sq ft), but I like the concept.

At 0.4, you are allowed to build almost 170 sqm (1830 sq ft)...
An architect should clarify this for you anyway... you might have to reduce the length by half a meter (20 inches), because the roof overhangs (I believe) are also included in the calculation...

Of course; but this primarily sets the maximum gross floor area, and 16 x 10 meters (52.5 x 32.8 feet) is too large for the original poster. That’s why I asked about the desired gross or living area of 145 square meters (1,562 square feet).

170 sqm (about 1828 sq ft) including the terrace is quite tight. Roof overhangs up to 50 cm (about 20 inches) are not included in the calculation.
