Hello,

I am considering building a semi-detached house and already have a plot of land for it. Due to the location of the plot and the development plan, only a semi-detached house is possible, where the division runs along the roof ridge.

Now my question is, does anyone know if there is a fundamental reason why this wouldn’t be allowed? So far, I haven’t found a semi-detached house with this kind of division and wonder if I am missing something essential.

Maybe someone here knows more.

Why? Is the ridge direction specified?

I can well imagine that acoustic decoupling is significantly more complex and that the space under the roof is more difficult to use. It is possible that this is why it is not very common.

Yes, and for subdividing the plot, dividing the house along this direction would be advantageous. Otherwise, one property would have to grant the other an easement, which would make it less attractive.

The ridge direction can be rotated. However, this is no longer possible with detached designs. What building regulations or requirements apply to semi-detached houses?

What do you think, how unattractive will your semi-detached house become? It’s no coincidence that you rarely find such semi-detached houses.
