Hello everyone,

Is the removal of a temporary construction road normally included in a shell construction contract or excavation work?

Background: I hired a construction company to carry out the shell construction for my extension with a basement. For the excavation, the construction company subcontracted another company, which I later paid directly (not through the construction company). A temporary construction road was necessary for the shell construction/excavation. Now I’m being told that the removal of this construction road was not part of the offer and, if at all, would need to be separately commissioned and paid for.

My question is: How is this usually handled? To me, this would be like a plasterer leaving their tape and protective sheets inside the house after finishing their work and leaving the removal to the homeowner because it wasn’t explicitly included in the contract.

What is considered normal is what has been agreed upon.

And if only the construction has been commissioned and not the demolition, then that is how it stands.

You can also agree with your plasterer that he can leave everything as is, which is why the price is lower.

I understand that. Usually, however, the plasterer’s quote does not list "removal of tapes and protective films" as a separate item. In other words, it is standard practice that they remove and take back the materials needed for proper completion of the job. Similarly, I wanted to know if this is also "normally" the case when it comes to temporary site roads.

Well, adhesive tape is quite different from 20 tons of construction road material. And the tape is a minor detail, while the construction road is the main issue.

So the question remains: Was the construction and removal ordered, or just the construction?

The plasterer doesn’t go and chip away the plaster at the end either.

That’s really a matter of opinion: In my view, the structural shell and excavation are the main parts, not the construction access road. The road is needed to work conveniently—like a plasterer who doesn’t have to be careful when masking. But anyway, that’s not the point... At least, it doesn’t seem to be considered “normal” when I read the comments here...

Layperson’s opinion: The construction access road is part of the site setup, like the portable toilet, construction fencing, temporary power supply, etc. It should not be confused or equated with masking done by a painter or formwork carried out by a structural carpenter. Therefore, the construction access road falls under the responsibility of the client.

Other than that, it depends on what was agreed upon. Who commissioned the construction of the access road?
