I need your help. How would you position a 12x9m (39x30 feet) gable roof house (with a basement) and a 7m (23 feet) long by 6.5m (21 feet) wide double garage on this plot?
The only road is on the south side.
The neighboring properties to the west, north, and east are family-owned, and a waiver for setback areas has been confirmed.
The garage may be built on the property boundary on the west side.
There is a beautiful mountain view to the southeast.
This is not an energy-efficient house (KfW house), and there will be no photovoltaic or solar panels.
Wastewater must be pumped southwards to the street using a lifting station. Rainwater must be discharged 50m (164 feet) across meadows toward the northeast.

Should the basement be finished or used as a utility cellar?
Considering the sloped site, one might also think about placing the garage on the east side, set slightly further back at ground level (so lower compared to the house—possibly at basement level). This way, the southwest side of the house would remain free, and the view to the southeast toward the mountains would be preserved.
However, this would significantly increase the complexity regarding wastewater management and earthworks!

The decision to include a basement should be based on lifestyle needs. On a slope, a basement often has natural daylight on one side, which is an advantage. The opportunity costs of building without a basement are higher on a slope, as the additional cost of a basement on a slope is usually lower than for a house on flat land. This makes the basement comparatively affordable. However, a basement typically still adds extra costs.
I like the idea of a garage under the house, but for cost reasons, we did not implement this on our site and house.

Is the slope between the respective elevation points even? Are the elevation points placed in their actual depths where they occur? For example, -2.33m (-7.6 feet) at about 17m (55 feet) plot depth?
My first idea would be: create access on the southwest side, and place the ground floor at street level, with the basement underneath toward the west at the back, and windows on the east/north side for the children’s and parents’ sleeping areas. On the ground floor, the dining/kitchen area facing east/south, and the living room more toward the east.
Then have a terrace on the south side, which transitions into a kind of covered area for the basement.
