Hello everyone,

I need your help. How would you position a 12x9m (39x30 feet) gable roof house (with a basement) and a 7m (23 feet) long by 6.5m (21 feet) wide double garage on this plot?

The only road is on the south side.
The neighboring properties to the west, north, and east are family-owned, and a waiver for setback areas has been confirmed.
The garage may be built on the property boundary on the west side.
There is a beautiful mountain view to the southeast.
This is not an energy-efficient house (KfW house), and there will be no photovoltaic or solar panels.
Wastewater must be pumped southwards to the street using a lifting station. Rainwater must be discharged 50m (164 feet) across meadows toward the northeast.

I hope you have good ideas for me.

Thank you

Rectangular floor plan with N, S, W, E; dimensions in meters, scale 1:200.

Why are the house dimensions already fixed?

What are the building setback requirements?
How busy is the street?

Southwest side: the garage, next to it the house with 9 m (30 feet) to the south.
In the basement: kitchen, dining, living area. The windowless side will be used for technical rooms.
This allows direct access to the garden.
Although there is no large south-facing garden, there is no shading from the residential building. Behind the house is a north-facing garden, where there could still be some evening sun from the west.
The ground floor will have the entrance and bedrooms.
The attic will be used for storage and the remaining rooms.

What is the building envelope?
How busy is the road?

The road has very little traffic.
Our area is subject to an outer area statute. The building envelope is not directly specified.
