Our development plan specifies the following:
- 2 full floors are allowed
- Maximum ridge height 9m (29.5 ft)
- Maximum wall height 6m (19.7 ft)
- For buildings where the second floor is integrated into the roof space, maximum wall height 4.5m (14.8 ft)
What does this mean?
We are currently still considering. We would like to have 2 full floors (so the upper floor with view of the roof structure) and a ceiling height of 2.65m (8.7 ft) downstairs.
With 2 full floors, however, the roof space is included, so only 4.5m wall height as above is allowed. That means upstairs we have only 4.5m (14.8 ft) – 2.65m (8.7 ft) (downstairs) – possibly 0.5m (1.6 ft) for the floor structure = 1.35m (4.4 ft) wall height? Or am I misunderstanding this?
Would it possibly make more sense to build with a knee wall of 1.80m (5.9 ft), meaning without 2 full floors?
Friends built in the same municipality at almost the same time but did not have the 4.5m rule and were therefore able to build two full floors with 2.65m (8.7 ft) downstairs and 2.5m (8.2 ft) upstairs (6m (19.7 ft) rule) without issues.

In a two-story building, there is no attic space counted as a second floor, even if the second floor has an open design.
So go ahead and build your city villa or similar 🙂
