Hello everyone,

this might be a silly question, but I’d like to clarify it for myself.

If I buy a plot of land where the zoning plan allows for a duplex, do I have to find a construction company together with the owner of the other half?

Building just one half alone won’t be possible, right? And if it is, could it also be a prefab house company, or does it have to be solid construction because the requirements might not fit prefab house dimensions?

To put your mind at ease... there are no stupid questions... only questions that aren’t asked, and that would really be a problem.

You can also hire a completely different contractor... it doesn’t matter... and if you start building first, you have better options. Prefabricated houses are also possible... although you must comply with fire protection regulations... furthermore, which is not quite so easy (but definitely possible), is the waterproofing or preventing moisture between the building components... especially with timber and solid construction methods.

Thank you, that’s quite interesting! So one half could potentially remain standing there alone for some time... I wouldn’t have thought that.

Yes… it would be like that if no other buyer is found… then it looks a bit odd… for the next few years… usually narrow and long designs… a bare gable… but that can happen… and if you are the first, you naturally still have to ensure proper sealing (wind and rainproofing)… and an additional, even more serious disadvantage would of course be the missing thermal insulation there.
That is a really unfortunate situation…

How strict are the development plans, actually?

For example, if a plot of land to be divided is planned for a semi-detached house, does it have to be built that way, or could you, for instance, buy the entire plot and then build a smaller single-family house on it?

Is the development plan basically a limit, like "you can’t build more than this," but building less is allowed, or does the size also have to conform?

The development plan legally defines what can be built and how.

However, it is sometimes possible that a single-family house is permitted instead of a semi-detached house. In principle, the regulation requires building on the property boundary, meaning two adjacent units sharing a common wall.

There is usually also an architectural guideline regarding the planned street views of the development.

But it doesn’t hurt to ask. And if enough plots are still vacant, the seller might be willing to allow exceptions.
